Cleaning and Scoping, Just What the Doctor Ordered

A buyer client of mine is in the process of purchasing a townhome.  During the home inspection, some sand and rust was found in one of the heating and cooling ducts on the lower level.  This caused some concern and raised questions.  Could this potentially be a sign of a bigger problem?  Was water infiltrating and flowing through the duct on occasion?  Was the entire duct rusted?  The inspector prescribed that the floor vents be ”cleaned and scoped.” To further investigate, a company was hired to ”scope” out the situation.  Kind of like giving the duct work a colonoscopy, a camera on the end of a flexible wire was inserted in the duct and pushed all the way to the HVAC system.  The camera was then slowly pulled back through the duct work displaying the image on a monitor as it progressed.  The duct was clean as a whissle, no other rust present.  No signs of water.  My client is now at ease and can comfortably move forward with the purchase.  A little “cleaning and scoping” is just what the doctor ordered.
