Ardell at Rain City Guide writes a superb post on pricing homes in the internet age. A must read for all home sellers. While surfing listings today for a client, it was amazing to see how many listings are not priced to take advantage of the property search sites such as Realtor.com. Take a home valued right around $300,000. Basic question is do you price for more hits (eyeballs) on the listing such as $300,000? You will reach those searching up to $300,000 and those looking from $300,000 and above. Or, do you price for psychological impact by placing a 2 in the first digit such as $299,900 or some variant? I assert that homes are not like CD’s or sneakers and more visibility is key. No absolute right answer here but when pricing your home, make sure to see where your listing will fall within the major property search engines.
