As of January 1, 2008 Radon Disclosures and informational documentation are now a requirement to list a home for sale. From Mary Umberger’s article…
Effective Jan. 1, every such contract must be accompanied by two documents pertaining to radon, an odorless, colorless gas linked to lung cancer. The first item is a pamphlet from the Illinois Emergency Management Agency on radon-testing guidelines.
The second is a disclosure form in which the seller acknowledges whether he or she knows of radon on the property that exceeds government recommended levels. The seller also must stipulate that the purchaser has been provided all available records pertaining to radon on the property.
A number of exceptions to the new law so check out the Illinois Emergency Management Agency website for details.
