November 15th, 2007 · No Comments

This week I’ll be attending an early preview event at Walton on the Park, located in Chicago’s Gold Coast neighborhood.  Should be an informative time. To lure us they will be serving some great food and drinks, but real estate should be about you and your needs and not me(us), the agent(s).  So, what would you like [...]

Steps to Create a New Chicago Home (Part 2)

November 15th, 2007 · No Comments

Continuing my coverage of 2657 N. Racine it looks like the land listing at $875,000 was cancelled and construction has started.  Footings and foundation have been completed with exterior walls in process.  Looks like your typical 3 flat.  Normally a large crew on the project, but today all is quiet.  Awaiting when and what they will list the [...]

Condos Instead of Cupcakes

November 15th, 2007 · No Comments

Since the Hostess Wonder Bread Bakery at 1301 W. Diversey in Lincoln Park closed in January of 2006, my neighborhood has been buzzing about what would become of the 460′ x 125′ property, equivalent to just over 18 city lots. The answer was received in the form of a neighborhood notice the other day that the Hostess [...]

Aliens Have Landed … No, Just the X/O Condominiums

November 15th, 2007 · No Comments

The new X/O Condominiums (Is X/O for hugs and kisses?) in Chicago’s South Loop, just north of the Prairie Avenue Historic District (kind of ironic given the modern design), have always conjured up images of alien invasions to me.  Lo and behold, I opened up last Sunday’s Chicago Tribune and there is a full page [...]

Steps to Create a New Chicago Home

November 15th, 2007 · No Comments

Despite all the bubble talk, it does not seem development ever slows down in Chicago.  Perfectly good frame homes are being torn down to make way for huge single family homes or multi-units (zoning permitting).  Located along my morning loop to Starbucks, I capture the progress of a Lincoln Park project at 2657 N. Racine, Chicago, IL 60614.  Will this [...]

Looks like the Fordham Spire might be a GO.  According to an article from YoChicago based on a Spire article from the Chicagoist, it looks like the Spire may begin construction in early 2007.  Will his actually happen?  Who knows at this point, but it makes for great conversation.

New Construction Negotiation

November 15th, 2007 · No Comments

Having worked with many Chicago buyers in the purchase of new construction properties (from condo to single family), I decided to outline some thoughts.
